Mortgage Rates Hit 15-Month High, Should You Pay Thousands To Lower Yours

The average rate on a 30-year fixed mortgage has climbed to 6.76%, marking a 15-month high and prompting many homebuyers to consider paying upfront discount points to secure lower monthly payments. While purchasing points can yield long-term savings if mortgage rates remain elevated, financial experts warn that refinancing early or depleting emergency cash reserves can easily erase those benefits.

The average rate on a 30-year fixed mortgage rose for the third consecutive week to hit 6.76%, reaching its highest level in more than 15 months amid accelerating wholesale inflation and surging oil prices. For homebuyers navigating this high-rate environment, the financial strain has revived interest in paying thousands of dollars upfront to purchase discount points and permanently lower their borrowing costs.

Mortgage points let borrowers prepay interest upfront in exchange for a permanently lower rate and smaller monthly payments over the life of the loan. Historical data shows that when interest rates surge, the share of home-purchase loans carrying points jumps significantly, with median upfront costs rising sharply from previous years to thousands of dollars per transaction.

"This is why points buying rises when rates rise," explains Jiayi Xu, senior economist at Realtor.com. "It is the mechanism working as designed, not a new phenomenon."

Industry experts emphasize that whether this upfront investment makes financial sense depends heavily on the break-even period. For instance, paying six thousand dollars to lower a rate can save roughly ninety-eight dollars a month, but it takes more than five years of continuous payments just to recover the initial cost.

"Whether discount points are worth it depends on the break-even period," notes Ben Mizes, president of Clever Real Estate. Borrowers must carefully weigh how long they plan to keep the loan against potential future refinances and their overall cash needs for unexpected home repairs.
